Fire safety won't wait, but traditional remediation methods have been slow, expensive and disruptive.

For building owners, developers, main contractors and the people who manage buildings day to day, fire safety has spent the last several years under an intense microscope.

A series of high-profile failures have changed what ‘safe’ is expected to mean, and with it the responsibility carried by anyone who owns, builds, or runs a residential block. Finding and fixing defects, including the ones hidden inside the fabric of the wall, is non-negotiable.

The hard part is what happens next. For a whole category of buildings, the defect is a cavity barrier, a fire stop meant to sit inside the external wall, that has either never been installed or there incorrectly. Left alone, an open cavity can let fire and smoke travel unseen behind the outer leaf causing a chimney effect. It must be dealt with, but the established way of dealing with it involves stripping off the façade, fitting new barriers and rebuilding. It’s a process that was shaped by a different set of economics.

What does fire remediation look like today?

Taking the outer leaf off a building typically means months of scaffolding, a long, weather-exposed programme and, on occupied blocks, moving residents out and housing them somewhere while the work commences. That rehousing is a cost in its own right, and rarely a small one.

Add rising material and labour prices, and full façade removal can turn a fire-safety obligation into a project so expensive and disruptive that in many cases it becomes commercially unviable. As a result, the safest-looking option on paper fast becomes the one nobody can begin.

The real question the construction and property industries have been wrestling with is not whether to remediate, but how to remediate proportionately.

The most disruptive fix isn’t always the necessary one

Where a building’s defect is a residual cavity that needs closing, the wall doesn’t always have to come off to close it. That is the core thinking behind Retrofit Barrier.

Retrofit Barrier fills the residual cavity from the outside. InstaFibre 034, a recycled glass mineral wool, classified A1, the highest non-combustible rating, is injected through small holes drilled in the outer leaf until the void is completely and evenly filled.

The continuous air path that let fire spread unhindered is removed while the wall stays where it is. The work is external, so residents stay in their homes, programmes are measured in weeks rather than years, and the overall cost sits well below a full strip-out.

Cheaper, but not a corner cut

With innovative thinking, being more economical does not mean making compromises. When it comes to fire safety, that is simply not an option.

With Retrofit Barrier, every building is assessed before anything is installed. A pre-installation survey confirms the cavity width and current condition, the construction and whether the approach is suitable at all, and the works are then designed for that specific building. Since a fire barrier only performs if the cavity is filled completely and consistently, installation is controlled to a measured density with borescope inspection and photographic records captured throughout.

Behind that sits independent assurance. Retrofit Barrier holds a Kiwa BDA Agrément (BAW-21-206-S-A-UK): a third-party assessment of the system, backed by annual verification and inspection of live installations. The system has been tested to BS 8414-2 and 1366-4, and both the material and the system carry 13501 A1 classifications.

Crucially, Retrofit Barrier has secured Gateway 2 approval from the Building Safety Regulator for existing high-risk buildings, underlining our focus on compliance, safety, and accountability. Retrofit Barrier is a technically assessed remediation route, not a way around one.
